1501 to 2500 Sq Ft is $75 per visit

2501 to 4000 Sq Ft is $105 per visit

25 Point Inspection List

  1. Exterior Windows and Doors: Check for signs of attempted access, leaks or cracks.
  2. Perimeter Security: Inspect for damage or theft of outdoor equipment (e.g. A/C units, pool pumps, water softeners).           
  3. Landscaping and Lawn: Evaluate the level of care provided by lawn services noting overgrowth or neglect.
  4. Roof & Gutters: Examine (from ground level) for damage, debris or obstructions.       
  5. Lania Access and Screens: Check for damage or signs of attempted entry.
  6. Animal-Related Damage:  Log for signs of pest or animal intrusion in the yard, lanai, or home exterior.
  7. Thermostat Settings: Record the thermostat reading and settings upon entering the home.
  8. Interior Ceiling and Light Fixtures: Inspect for leaks, water stains or damage.
  9. Insect or Pest Activity: Check for signs of insects or pests throughout the home.
  10. Bathroom toilets: Flush to inspect for leaks and proper function.
  11. Kitchen Appliances: Verify functionality of major appliances (e.g. refrigerator, dishwater).
  12. Water Heater: Check for leaks or signs of malfunction.
  13. HVAC System: Confirm operation and check for visible issues like leaks or poor airflow.
  14. Electrical Panel: Inspect for visible hazards, such as exposed wiring or double-tapped breakers.
  15. Smoke Detectors: Test functionality and note missing or inoperable units.
  16. Interior Walls: Look for signs of water damage, cracks or mold.
  17. Flooring: Check for damage, stains, or signs of water intrusion.
  18. Plumbing Fixtures: Test faucets and drains for leaks or low water pressure.
  19. Garage or Storage Areas: Inspect for security, organization, and signs of damage
  20. Pool or Spa Equipment: Verify operation and check for leaks or damage.
  21. Irrigation System: Note any visible issues (through full evaluation may require a specialist).
